This is a list of the most frequently asked questions San Carlos is being asked. As an owner if you have a question not listed here please submit the question so we can answer it for you and post both the question and answer for others to benefit from.

NOTICE OF EXTENDED SHUTDOWN

September 29, 2020

Please know that the San Carlos Board of Directors met today and voted to extend the shutdown date for San Carlos until December 31, 2020 for rentals. After significant discussion, the Board decided that there are simply too many safety hazards to take into consideration and too much work that must be completed before San Carlos can again be opened for business.
For Owners and Rental Companies, please refrain from sending housekeeping or any third- party vendor to San Carlos for any reason. If there is a specific need that cannot be delayed (e.g. insurance adjuster), please contact property management to schedule a time to come in by calling 251.747.4111.

Emergency Powers of Board

The San Carlos Board of Directors has the right, and duty, to pass a resolution in order to protect the building and impact on individual units. Under the current circumstances following Hurricane Sally, San Carlos management and the Board of Directors have dealt directly with a multitude of experts who have provided advice in various areas of rehabilitation. These are licensed professionals, retained by the Board, who have assessed damage to the building (and individual units) and ultimately conveyed information pertaining to safety, health, and welfare.

The Board has taken the information provided by these professionals and passed a unanimous resolution on September 17, 2020. The resolution states that San Carlos will remain unavailable for any occupancy (except Owner occupancy) until November 1, 2020 in order to protect their health, safety, and welfare. This decision on the Board’s behalf will also allow for expedited rehabilitation of the building since work crews will not have to work around guests staying in the building.

The above resolution was passed, unanimously, by the Board of Directors on September 17, 2020. The Board acted in in accordance with the San Carlos Amended & Restated Declarations, By Laws, all applicable condominium documentation, as well as the Alabama Homeowners Association Act.

The information stated above is in accordance with the Board’s discussion with San Carlos HOA Attorney Lynn Perry (of Daniel Craven’s Law Office in Gulf Shores).

As of 9/27/2020 Gulf Shores has a curfew in effect from 10:30 PM until 6:00 AM.

A checkpoint will remain in place until Friday, October 2, at West 12th Avenue (Domino’s) and Highway 59 from the north and at State Park Road 135 and East Beach Boulevard. This checkpoint is restricting access to the beach area to only residents, property owners, verified contractors and licensed disaster relief professionals
